QUALITY CONSTRUCTION AND EXTERIOR FEATURES

  1. Elevations may include brick, stucco and stone façades, with elegant details such as profiled frieze board trim, pre-cast window surrounds and headers, stylish hardie siding and trim, decorative second floor aluminum railings and raised seam copper coloured metal bay window roofs. (Elevation materials are model specific and lot specific subject to architectural control guidelines).
  2. Maintenance free aluminum soffit, vented fascia, eaves trough and downspouts throughout.
  3. Poured concrete basements with damp proofing and 4” drainage tile. Basements are wrapped with quality air gap drainage membrane.
  4. Front and back yards fully sodded except for treed areas.
  5. Poured in place concrete steps to front elevation. All decorative columns or covered porches as per plan.
  6. 2”X6” exterior wall construction.
  7. Engineered I-Joist floor construction.
  8. Prior to finishing all sub-floors will be sanded, glued and screwed to joists.
  9. Upgraded coach-style decorative roll-up garage doors with glass panels as per plan.
  10. Two exterior frost-free water taps, one at rear of home, one inside garage. Location to be determined by Vendor.
  11. Self-sealing architectural asphalt roof shingles and pre-painted metal valleys with manufacturer’s 25-year warranty.
  12. 3’ ice and water shield on all roofs (where required).
